Daw Park developed from the former Mitcham Park district, an area once characterised by larger allotments, orchards, grazing land, farmhouses and scattered cottages. Today its older building stock includes surviving early masonry structures, interwar bungalows, solid-brick homes and early postwar residences, alongside examples of Adelaide’s increasingly valued mid-century architecture.
Although Daw Park generally has later housing than suburbs such as Glenelg or Unley, its masonry buildings can still experience cracking, mortar erosion, dampness and chimney deterioration. Clay-bearing ground, mature trees and uneven watering can affect older footing systems, while raised garden beds, concrete paving and poorly directed downpipes may hold moisture against external walls.
Restoration should distinguish between active structural movement, historic settlement and deterioration caused by incompatible cement mortar or impermeable coatings.
