Unley was subdivided during the earliest period of Adelaide’s suburban development and is recognised for its Victorian and turn-of-the-century streetscapes. Its older building stock includes single- and double-fronted cottages, symmetrical and asymmetrical villas, sandstone residences, Federation-era homes, interwar bungalows and traditional shopfronts along its main roads.
Many Unley properties were constructed with shallow masonry footings and flexible lime mortar systems. Seasonal moisture changes within Adelaide’s clay and loam soils can contribute to movement and cracking, particularly where large trees, leaking drains, paving or additions create uneven moisture conditions around a building. Rising damp, salt activity and previous repointing with hard cement mortar are also commonly encountered. Restoration must accommodate the natural behaviour of the original masonry rather than simply covering visible cracks.
